Co-Working Space Model

This tool was built to define a business model for a co-working space. It allows for a lot of tuning to cater to specific needs of the size, configuration and needs of a space. It has EXTENSIVE error checking, commenting and other useful features that make it easy to identify if you have input invalid data or if the values entered don't make sense for a co-working space. This workbook has been broken out across many different sheets to cleanly allow for entering relevant information. Follow the instructions below and everything should work out fine. Note: This was created in open office and then exported to an .xls format. While this is a tested method there may be a few bugs as part of that method. Please let me know and I'll fix it up.
1 – Only edit items in BLUE.
2 – Only edit sheets that start with EDIT.
3 – A bunch of sample data is provided to give an indication of how the model works. Feel free to add/remove as required
4 – On the dashboard there is a profit & loss statement as well as a yellow section that shows relevant information.
5 – The membership plan variables in 'Membership Types' determine how many days per month are used for this plan. This is used for utilisation, revenue, expenses, etc. Ensure that these numbers match what you are looking for.
6 – On 'Setup Costs' there is some loan information at the bottom of the sheet. This allows you to factor in a chattle style loan for equipment required when setting up. This can help reduce the initial capital required but it will also mean additional operating expenses. It has a few variants (full setup, partial, none, etc).
7 – On 'Capital Raising' there is a runway concept. This basically adds X number of months of future coverage just in case your revenue model didn't work out exactly as planned. The runway type includes the ability to focus on net cash value or operating expenses. If you want runway for full operating expenses it will most likely be more money than you need ? read: unnecessary setup costs.
8 – For 'Revenue' there are a number of knobs. For each plan type you can configure the initial uptake of the plan as well as an ongoing growth calculation. A few other variables types include: 'Customer Attrition' ? The % of customers that fall of this plan per month; 'Plan Attrition' ? The % of customers who pay in full for a plan but do not fully utilise that plan. This means there will be some free seats that can be double sold; 'Plan Growth' ? This is a % growth based on the initial growth number. Each of these values interact with eachother and give a real world model of how it works. My advice is be conservative on the plan growth and liberal on customer attrition.
9 – The property tracker at the end of the workbook integrates with the required space so you can quickly tell if it meets the minimum requirements for a location.
10 – Do not modify the 'share of sales channel' values in 'Membership Types'. While this is a knob you can turn I highly doubt it will add much value for 98% of users of this tool.
